Park Restoration LLC

Park Restoration, LLC is an entrepreneurial company founded in 2008 to rehabilitate and operate hotel, restaurant and bar, and entertainment venues at Conneaut Lake Park, a resort complex located in Crawford County on the west side of beautiful Conneaut Lake, one of the largest natural lakes in Pennsylvania. The Park was founded in the 1890’s as a family summer resort.

In recent years, due to financial strains, ownership of the Park was ceded to the people of Northwestern Pennsylvania represented by a Board of Trustees. In fact, the Park ceased operations for two seasons. A new board was formed and a plan was developed to operate the Park.

Park Restoration, LLC, led by Greg Sutterlin, successfully negotiated long term leases with the Board to upgrade, modernize, and operate the Hotel Conneaut, the Beach Club, and the outdoor stage area. The Board also leased out other key operations centers to other entities, but Park Restoration’s initiative in approaching the Board with its proposal set the stage for the others and positioned the Park to open.

Tourism related businesses are a major contributor to economic prosperity in western Crawford County — during the years the Park was closed, the effect was noticeable.

Funded in large part with its own resources, Park Restoration embarked on an aggressive capital improvement project focused on the Hotel and the Beach Club, and contacted Larry Morgan of the Economic Progress Alliance of Crawford County to explore additional financing options. Mr. Morgan referred Mr. Sutterlin to the Gannon University Small Business Development Center's (SBDC) Meadville Outreach office for help in preparing financial projections as well as loan assistance. During the course of that engagement, it became apparent that the renovation plans encompassed some major energy related expenditures, and the SBDC’s energy/environmental consultant, J.R. Nordstrom, began working with the client to secure additional financial support related to those aspects of the work.

The Joint Loan Committee of the Economic Progress alliance approved Park Restoration’s loan application for the requested $150,000 in renovation funding. Park Restoration’s efforts and commitment to re-establishing Conneaut Lake Park as a viable employer and a tourist destination will provide a much needed direct boost to the local economy along with an even more significant ripple effect. The SBDC looks forward to working with this company in the future.
